This is our newest version. Because the real estate industry's response to our product has been overwhelming, we have made several significant improvements both in the product, and in our support services. Your tenants can now make several payments toward one rental invoice, and your cost for the product and support is lower than ever!
Real Estate businesses are unique. Their product is space and, generally, payment for that product - the rent - occurs just once monthly, on the first of each month. Information must be available to the real estate manager on each of his tenants - general background, emergency contacts - and their payment records - past-due (aging reports), and gross rental receipts.
Tenant Manager 2.0 has been designed with the small to mid-size apartment rental operation in mind - 200 units (we haven't explored for an upper limit) - for simplicity in day-to-day use and its ease of customization for your particular needs. The templates will allow you:
• To save many hours of your valuable time in file set-up and scripting. The savings here is worth the price alone!
• To generate reports for Multiple Owners (currently three owners).
• To have rents automatically posted on the 25th of each month (or the first time you open the program after that date) for the following month, with automatic statement generation to each of your tenants on that date. The statements will indicate all outstanding fees/rents, as well as act as a reminder of your tenant's forthcoming obligation - his next month's rent.
• Billing for tenant-responsible repairs or other charges.
• Late notices are automatically generated on the 5th of each month, and late fees are automatically generated on the 7th.
• Automatic monthly application of any credit balances to the next month's rent - for tenants who pay in advance.
• Invoices, Statements (individual or to all tenants), Late Notices (individual or to all late tenants), Aging Report and Gross Rental Receipts Report can be generated at any time, and the gross rental receipts can be generated for any time period. The statements document unpaid rent and, as a business record, assist in litigation.
• Versatility in generation of other reports and form letters. A phone number and emergency contact report is included. (As a part of your purchase price, you also have our assistance for one hour, to help you formulate other reports or to customize the templates for your specific needs.) This is a general characteristic of FileMaker Pro, as well as
• Export of data to Lotus, Word and other programs.
Of course, particular pre-designated automated dates and fees can be changed to suit your business's individual requirements.
The Tenant Manager templates are a product of an actual real-estate rental operation and, as such, deal specifically with the real estate professional's needs in mind. The number of templates sold to similar real estate operations permits our acquisition and dissemination of information particular to your needs. But, of course, not all real estate businesses are identical - and that is the very purpose of FileMaker Pro's templates: easy modification to your particular needs.
And, if you're new to Tenant Manager, included in the purchase is one full year of free new-version updates, with free unlimited consultation. A membership fee per year, currently $45, in following years will keep you up to date with new versions and continuing consultation. Version 1.0 members will have their enrollment extended free through 1996!
Currently, the templates include a Tenant File, Invoice File, and data and temporary files for automated operations. Although the Tenant Manager Demo is freeware, it is NOT public domain.

ABOUT THE DEMO:
The Demo is fully operational, except that the invoice file is password protected. When FileMaker asks for a passcode, just press return. All features will be accessible, except certain features of the Invoice File, which will be open only for inspection and demonstration. Print reports, invoices, etc. After your purchase, the password will be provided to you to enable a complete customization of the templates, with our free assistance.
The demo will work with Windows or Mac, and was designed with a 13" screen in mind. (Use your Apple File Exchange for transfer to a DOS disk.)
Our suggestion: Initially, we suggest that you maneuver through the templates with the buttons on at the bottom of each screen, until you become quite familiar with the Tenant Manager templates and FileMaker. The demo has the records of approximately 75 tenants, 180 transactions, and with apartments owned by three owners: Valley Hill Rentals, T & M Rentals and M. A. Kiles Rentals, all located in the fictitious town of Edgarville, MA. Open any file. When prompted for a passcode, press return (or, for Windows, Enter). The first screen you will encounter is the entré door. This template automatically checks to see what needs to be done, e.g. posting rents, late fees, statements, and will perform the function at the click of the button. After these details have been completed, you will be at the Tenant Info file, which serves as the "home" screen. The bottom buttons will control your operations. First, find out just who your tenants are by acquiring a Telephone Report. Push the Reports Button, and select Telephone Report. You may also wish to know details of your receivables (Aging Report), or how much in Gross Rental Receipts was taken in during the month of March 1994 (or for any other particular day or interval). After you know your receivables, one of your tenants may wish to make a payment (Push Transaction Button.) You may wish to charge a Tenant for his damaged door. And another Tenant wants his current Statement.
We suggest you first print your reports, and then play make-believe with the accounts of your "tenants" - and their respective account debits and credits. Run the templates through a "real-life" situation. Of course, you can add your own "tenants" at any time by finding all records within the file, deleting the found set, then add a new tenant.
Misc. on Use.
Tenant Manager will open to the tenant file. To post transactions, payments, etc. push the "Trnsctn" button, which will bring you to the invoice file. For several payments on a singular invoice, press "another payment."
